DSCR calculator

Find out in seconds whether an Oklahoma rental's rent covers its full monthly payment. Nothing is saved or sent anywhere; the math happens right in your browser.

1. Income

Use realistic market rent for the Oklahoma neighborhood, or the actual lease amount.

2. Property costs
3. The loan

Use the rate from a quote you received. We do not prefill one.

How to use the numbers

Rent: use what similar homes nearby actually rent for, or the amount on a signed lease. A lender will usually confirm market rent through the appraisal, so optimistic guesses tend to get trimmed.

Taxes and insurance: get the current tax bill from the county, and an actual landlord (dwelling-fire) insurance quote — in Oklahoma, ask for the wind/hail deductible in writing. These often surprise first-time investors.

Rate: we leave the rate blank on purpose. Use the rate from a real quote. Pricing changes constantly and depends on your credit, down payment, property and loan structure, so any number we prefilled would just be a guess.

What it leaves out: repairs, vacancy, property management and capital items like a new roof. DSCR tells you if the rent covers the loan payment, not whether the property is a great investment. Keep a separate budget for those costs.
